1. Define Your Goals

We clearly need to determine why you are buying and what kind of home fits your needs. Owning property is now viewed with a keen eye on its investment potential, whether it is for the principle home or an investment.

2. Arranging Mortgage


Knowing what you can afford enables you to plan accordingly – you are able to take the time to understand the sort and long-term implications, allowing you to make informed decisions and research your options.


3. Think about Your Options


Four Characteristics that Make a Good Location:

  • Good Schools
  • Convenience
  • Water Access and Views

4. Look for a Property


As your buyer’s agent, I can assist in narrowing your search by reviewing your ‘must– haves’ and ‘would – like’ as well as making suggestions based on my experience and local knowledge of working within this community.

5. Prepare & Negotiate an Offer


When you have found the right home, it is time to prepare and draft an offer of purchase. It is important that this offer both protects and represents your interests, while remaining legally binding on final acceptance.

6. Remove Subjects

I will advise you on what contingencies you should write into your offer, based on the property and your situation. Once you are satisfied and wish to commit to purchasing the home, a subject removal document will be prepared for you to sign.

7. Prepare for Closing


Retain the services of a lawyer or notary as soon as you have an accepted Contract of Purchase and Sale and have removed all subjects. 1 to 3 days before closing it is typical to meet with your lawyer or notary to sign documents and deliver the balance of funds – by bank draft or inter-bank transfer. Normally you receive the house keys directly from me on the Possession Date.

8. Move into Your New Home


At this point, congratulations are in order! Moving into a new home is an exciting time but it can also be stressful. I will provide you a moving guide to smooth the process.
